Barrie and Area Residential Home Sales for the month of May 2018

 

Average Home Price: Month Over Month

 
Simcoe County
The average price of homes is up 5.1% compared to April 2018. This month-to-month average price increase shows good signs for real estate prices, as the average home price in Simcoe County from April 2017 to May 2017 saw a decline of 7.9%
 
City of Barrie
On a month-to-month basis, the average home price is up 4.5% compared to last. As a benchmark, the average home price last year declined 9.3% between April and May.
 
Simcoe County Excluding Barrie
In comparison to last month, home prices are up 5.8%. As a benchmark, between April 2017 and May 2017, there was a 6.0% decline.

Simcoe County
Through the month of May, BDAR recorded 401 residential property sales. This is down 27.1% from May 2017. The average price of homes sold at this time was $499,395, which is 3.6% less than the average price of homes sold during the same time last year.
 
City of Barrie
Within the City of Barrie, there were 190 sales for the month for May 2018. This is 37.1% less than the number of sales in May 2017. Residential sales in Barrie this month declined more than the total Simcoe Region (-27.1%). The average price of homes was $482,742 this month and is down 2.2% when compared to the average price of homes in May of last year. This decline is less than the average price decline in total Simcoe (-3.6%), however. Barrie’s residential sales in May accounted for 47.4% of sales in Simcoe County—a decline of 7.5 share points from last year.
 
Simcoe County Excluding Barrie
In the rest of Simcoe County, there were 211 sales—down 14.9% from last year. This decline is less than that of the total Simcoe Region (-27.1%). The average price of homes came in at $514,391, which is 6.1% lower than last year. This decline is much greater than that of total Simcoe (-3.6%). In May, residential sales outside of the City of Barrie accounted for 52.6% of sales in the Simcoe Region, which is 7.5 share points greater than last year.

Simcoe County
Between January 1, 2018 and May 31, 2018, there were 1643 sales, which is a 37.0% decline in comparison to the same timeframe in 2017. The average sale price during this time was $498,708. This is an 8.8% decline from last year.
 
City of Barrie
In the City of Barrie, the system counted 800 sales since the beginning of the year. This is 42.7% less than the same timeframe last year, and this decline is greater than that of the total Simcoe region (-37.0%). Average price also declined 8.1% to $478,912. This decline is less than that of total Simcoe (-8.8%). The residential sales in Barrie accounted for 48.7% of all Simcoe County residential sales—4.8 share points less than last year.
 
Simcoe County Excluding Barrie
Outside of Barrie, there were 843 sales between January 1st and May 31st in 2018. This is a 30.4% decline from the number of sales made at the same time last year. This decline is less than the decline in number of sales in the total Simcoe area (-37.0%). The average price of homes in Simcoe County excluding Barrie was $517,400—10.3% less than the average price in 2017. This decline is greater than that of the whole Simcoe Region (-8.8%). Residential sales outside of Barrie accounted for 51.3% of sales in total Simcoe. This is 4.8 share points greater than last year.
