Barrie and District home sales start 2019 near average levels for January 

 

Residential property sales recorded through the Matrix System in the Barrie & District Association of REALTORS® Inc. (BDAR) region numbered 203 units in January 2019. This edged down 3.3% (seven sales) from January 2018. Within the City of Barrie, residential sales activity numbered 94 sales in January 2019. This was down 12.1% on a year-over-year basis.

A year-over-year increase of 9.6% was recorded in surrounding areas, where sales activity totalled 114 units in January 2019. Sales activity was running pretty close to average levels in January, which was just a continuation of the trend we saw throughout the second half of last year.

The MLS® Home Price Index (HPI), tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite benchmark price for Barrie & District was $464,400, edging down 2.7% in January 2019 compared to January 2018.

The benchmark price for single-family homes was $474,700, edging down 3.1% on a year-over-year basis in January. By comparison, the benchmark price for townhouse/row units was $297,900; this was little changed, down only 0.5% compared to a year earlier, while the benchmark apartment price was $352,300, up 6.6%.

The average price of homes sold in January 2019 was $490,553, down 5.1% from January 2018. The dollar value of all home sales in January 2019 was $99.6 million, down 8.2% from the same month in 2018.

There were 569 new residential listings in January 2019. This was up 7% on a year-over-year basis. Active residential listings numbered 887 units at the end of January, an increase of 15.8% from levels seen at the end of January 2018.

Months of inventory numbered 4.4 at the end of January 2019, up from the 3.6 months recorded at the end of January 2018 but still below the long-run average of 6 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.

Sales of all property types in the Barrie region numbered 218 units in January 2019, unchanged from January 2018. The total value of all properties sold was $107.3 million, down 4.9% from January 2018.
